1. The Wood Species
It all depends what type of look you are going for and the budget you have to work with when choosing the species of your hardwood floor. For example, a dark wood is used more in formal settings, whereas a light wood is used for more casual settings. At the end of the day, it all depends on your preferences; there is no right or wrong answer when it comes to which wood looks better where.

2. The hardness of the wood
All the different species of woods have different hardness’s. Below there is a chart called the Janka Rating System. This chart rates the hardness of different wood species. They measure this by calculating the force required to drive a .444 inch steel ball into the wood, so that half the diameter of the ball is embedded. The higher the number, the harder the wood.

3. The finish of the wood
The finish refers to the top layer of your hardwood floor. The finish is what gives the floor the final colour and sheen. It also protects the hardwood from every day wear and tear and protects against scratches and dents. The finish is what gives your floor a light or dark finish and it can either be finished in a high gloss or satin finish. Most prefinished floors are offered in many types of stain colour and gloss finishes.
